Manatee County Clerk offers property owners a free service to alert them to property fraud

The Manatee County Clerk of the Circuit Court and Comptroller offers a free public service for property owners to protect themselves against property fraud. 

Property fraud occurs when scammers file official-looking records such as deeds or a lien against a property. Unless the property owner is periodically checking the Official Records, these fraudulent documents remain undetected. 

The Manatee County Clerk of Circuit Court and Comptroller’s Records Department does not have the authority to remove a document from the Official Records without a judge’s order from the courts. 

The Clerk’s office encourages property owners to sign up to receive property alerts to stay in the know of documents recorded with our office. Alerts are sent to registered users by email when a document is recorded that matches the registered user’s search criteria.

Property alerts do not prevent fraudulent activity from happening. However, it does help registered users stay informed to stop criminals in their tracks by providing timely information.
