Property fraud is a growing problem nationwide. One tactic scammers use is deed theft. Deed theft occurs when someone forges documents to transfer ownership of a home or land without the rightful owner's knowledge or consent. 

To help you stay informed, the Clerk of the Circuit Court & Comptroller offers Property Alerts - a free email notification service.

How Property Alerts Work

When a document with your name is recorded in Manatee County's Official Records, you receive an email alert. 

This service does not prevent fraud. It gives you early notice, so you can take quick action if someone tries to target your property. 

What's in the Alert Email?

Each alert includes:

  • A link to view the Official Record(s).
  • A link to review your active Property Alerts in Manatee County.

Sign Up in a Few Easy Steps

  1. Visit records.manateeclerk.com (Public Records Hub).
  2. Register an account with our Public Records Hub.
    • Fill out the form and click the Register button.
    • Check your email for a confirmation email
    • Confirm your information to complete your account registration.
  3. Log in using your newly created Public Records Hub login information.
  4. Click on the Property Alerts button on the Public Records Hub 
  5. Register for alerts using either a Party name (your name) or a business.

Helpful Tips

  • Names are stored as Last Name First Name Middle.
  • Leave out punctuation.
  • Use multiple variations of your name (For example, middle and first names may be recorded as just initials if that is what is on the document).

By creating a property alert, you agree to the Property Alerts Terms and Conditions.

Important Notes

  • Property Alerts are triggered by name matches only.
  • You may receive alerts for documents not related to your property. 
  • If you suspect fraud, contact local law enforcement immediately.
