Tax deed sales are properties offered for sale to the highest bidder for delinquent taxes. Sales or public auctions are conducted in accordance with Florida Statutes. A calendar of upcoming tax deed sales is available at www.manatee.realforeclose.com. If you wish to participate in an online auction, computers with access to www.manatee.realforeclose.com are available at the Clerk's office in the Historical Courthouse. We recommend that you refer to Florida Statute, Chapter 197 for a complete understanding of Tax Deeds.

Tax Deed Sales are based on the certification received from the Tax Collector's Office. Outstanding taxes from the original certification to the sale have been certified and applied to the opening bid. There may be additional taxes, liens, or judgments, etc., not included in the certification, the buyer may be responsible. Buyers should be aware that changes could occur during the "GAP", this is the time from the title search to the sale

To search active case files go here  to view the related documents. Instructions can be found below in related links (Search Tax Deeds).  You can search by case number, party, parcel ID, application number, sale date, or property address.

 

Deposits

Please Note: When visiting our office, the paper files for Tax Deeds will no longer be available for public viewing. You can view the files on-line in our public records viewing area at the clerk's office OR on your computer at home. To view cases filed prior to July 21, 2019,   use the Tax Deed Search Page  or if you know it you can Search by Case Number. From there, you can view the entire file.

 

For on-line sales only - Please note: For walk in deposits, the $200 or 5% per sale deposit requirement must be made prior to one hour before the sale. The clerk will not accept deposits within one hour of the sale. On-line sales will be held at www.manatee.realforeclose.com. On-line deposits made by ACH must be made at least 4-5 business days prior to the sale.
